We’re seeking an experienced MEP Commercial Manager to lead the commercial function on a major defence-sector project currently in the pre-construction (PCSA) phase. This role offers the opportunity to play a pivotal part in shaping the commercial strategy and project team, with potential oversight of multiple high-value projects across the region.
The Role
As the Lead MEP Commercial Manager, you will act as the primary commercial representative for the client, ensuring successful delivery of all financial and contractual aspects of the project. Initially, you’ll be based in the preconstruction office, transitioning to site as the project moves forward.
You’ll report to a Senior Commercial Manager and will have the autonomy to influence how your commercial team is structured. This could include managing a team comprising Quantity Surveyors and a graduate-level resource.

Key Responsibilities
- Lead all MEP commercial and contractual activities during preconstruction and delivery phases.
- Work closely with project stakeholders, design teams, and the main contractor to drive best value and ensure commercial compliance.
- Provide commercial input and advice throughout the PCSA phase, influencing procurement and project setup.
- Manage budgets, forecasts, and reporting for an MEP package valued at approximately £20m.
- Oversee multiple project workstreams, including storage facilities, accommodation, industrial units, and data infrastructure.
- Conduct regular site visits to ensure alignment between commercial objectives and project delivery.
- Support, develop, and mentor junior team members, fostering a collaborative team culture.
Project Details
- Sector: Defence / MoD
- Stage: Currently in PCSA, moving to site mid-next year.
- Duration: Completion targeted for 2027.
- Value: Approx. £20m MEP package.
Working Arrangements
- Initially office-based during preconstruction with flexibility for site visits.
- Will transition to being primarily site-based (five days per week) as construction progresses.
- Some flexibility for hybrid working can be considered during the early stages.
Candidate Profile
- Proven experience leading MEP commercial delivery on complex, high-value projects.
- Strong background in preconstruction and PCSA activities.
- Excellent client-facing and stakeholder management skills.
- Capable of leading a team and driving commercial performance.
- Experience with defence or government frameworks advantageous but not essential.
