Salary: Negotiable
Location: Canary Wharf – Site & Office Based
Contract Type: Permanent

Hours: 45 hours per week (7:00am – 4:00pm)
We are currently seeking a Small Works Project Manager to support a prestigious financial services client, delivering a wide range of small-scale fit-out, builders works, and moves-and-changes projects. Typical project values range from £2K to £250K, delivered both during and outside normal working hours.
Operating as part of a specialist fit-out division, you will take full ownership of pricing, planning, coordinating, and overseeing multiple trade packages to ensure projects are delivered safely, on time, within budget, and to the highest standards. This is a client-facing role requiring excellent communication, organisation, and stakeholder management skills.

Key Responsibilities
- Work closely with the Account Manager to manage incoming project requests, pricing requirements, surveys, and client updates.
- Receive project documentation and ensure all information is submitted to admin/CAD teams for job setup and tracker updates.
- Review scopes of work, conduct surveys, and determine project requirements and deliverables.
- Obtain quotations from subcontractors, undertake site visits with suppliers, and evaluate costs, clarifications, and exclusions.
- Produce comprehensive small-works quotations and return to the client within agreed timelines.
- Manage cost queries, scope adjustments, and value-driven changes throughout the pricing and delivery process.
- On receipt of purchase orders, coordinate with project admin to issue job packs and confirm mobilisation.
- Maintain an accurate project tracker and provide weekly updates during client and internal meetings.
- Ensure all trades obtain approved permits before starting work and support the preparation of RAMS, CPPs, and other H&S documentation.
- Coordinate all works across multiple disciplines, ensuring safe execution and minimal disruption within a live building environment.
- Carry out regular quality inspections, implement snagging schedules, and ensure snag-free completions.
- Conduct client walk-throughs for final sign-off and ensure all documentation—test certification, commissioning results, as-built drawings, and handover packs—is complete.
- Collaborate with commercial teams to ensure timely invoicing and accurate job cost reporting.
- Support internal H&S audits and close out corrective actions promptly.
Essential Requirements
- SMSTS qualification and valid CSCS card.
- NVQ Level 3 (or above) in a relevant trade.
- Strong experience in small works and fit-out projects up to £250K, ideally for blue-chip or finance-sector clients.
- Proficient in Microsoft Project and all core Microsoft Office applications.
- Demonstrable experience working within live building environments.
- Ability to summarise scope, qualifications, and clarifications for cost submissions.
- Skilled in chairing meetings, issuing minutes, and maintaining accurate project documentation.
- Strong understanding of RAMS, CPPs, permits, and health & safety requirements.
- Excellent leadership, problem-solving, and communication abilities.
- Professional, presentable, and confident in client-facing settings.
- Willingness to work evenings and weekends as required for out-of-hours project delivery.
- Ability to commute to Canary Wharf within one hour.
- Highly organised, proactive, and detail-focused.
- Confident managing multiple subcontractors and specialist trades simultaneously.
- Strong stakeholder management and the ability to build trust with clients.
- Calm and solutions-driven in busy or time-sensitive environments.
